Most of what goes wrong in a deal goes wrong quietly.

An inspection window closes. A loan condition sits unanswered on someone's desk. An appraisal comes in low and nobody has thought through the options yet.

None of that is bad luck. It is a sequence that nobody was tracking.

Before real estate had all of my time, I worked in tech at Intel and as a project manager at Honeywell Aerospace, where the whole job was knowing what had to happen next and who was holding it up. I do the same thing with a transaction, and it is the reason my deals tend to close quietly.

About

I did both jobs for years.

Running the projects and running the transactions. Going full time in real estate was not a career change. It was the point where the two stopped competing for my calendar, and everything I learned in one started working for the other.

An MBA in information technology, and in Arizona real estate since 1996.

I work in Queen Creek because I live here.

Under contract

Every deadline tracked, out loud

Inspection, appraisal, loan conditions, title. You get told what is due, who owes it, and what happens if it slips. Nothing lives only in my head.

After closing

You still have my number

Contractor referrals, tax questions, the neighbor who wants to know what you sold for. I am still here in a year.

Automated estimates are a starting point and not much more. Put in your address and I will send a real range with the sales it is based on, so you can see the reasoning rather than just the number.

Buying here

New build or resale is the first real decision.

Queen Creek has a lot of both, and they are almost different transactions. Builder contracts favor the builder, timelines move, and the incentives are negotiable in ways most buyers never find out about.
