These Terms of Service ("Terms") apply to your use of lhutto.com and any page, form or booking tool linked from it (the "Site"). The Site is operated by Lisa Hutto, a licensed Arizona real estate salesperson (License SA108789000) with the Legacy Real Estate Team, brokered by eXp Realty, LLC ("we," "us" or "our"). By using the Site you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
Lisa Hutto is licensed with eXp Realty, LLC, the employing real estate broker. Legacy Real Estate Team is a team within eXp Realty. Brokerage office: 2425 S Stearman Dr, Ste 210, Chandler, AZ 85286.
Using the Site, submitting a form, booking an appointment or receiving information from us does not create an agency, client or fiduciary relationship. A representation relationship begins only when you and the brokerage sign a written agreement.
Content on the Site, including market statistics, community information and articles, is provided for general information only. It is believed to be reliable but is not guaranteed and may be out of date. It is not legal, tax, financial, lending or inspection advice, and you should consult qualified professionals before making decisions.
A home value range from us is a comparative market analysis prepared by a real estate licensee. It is not an appraisal and should not be relied on as one. Listing information, if shown, is subject to prior sale, change or withdrawal.
We contact you by phone or text only if you gave consent on one of our forms, contacted us first about a specific matter, or as otherwise allowed by law. Consent is never a condition of any purchase or service. You can stop at any time using the options below, and opting out of texts also stops automated calls from us.
The Site uses and links to services we do not control, including appointment scheduling provided by Google, website hosting and form handling provided by Netlify, and web fonts served by Google. Property search and home value request pages are operated by the Legacy Real Estate Team. Your use of those services is also governed by their own terms and privacy policies. We are not responsible for third-party content, availability or practices.
You agree not to use the Site to break any law, submit false or someone else's information, send spam, interfere with the Site's operation, or copy, scrape or republish Site content for commercial purposes without our written permission.
Text, photos, graphics and design on the Site belong to us or are used with permission, and are protected by copyright and trademark law. REALTOR® is a registered collective membership mark of the National Association of REALTORS®. The eXp Realty name and logo belong to eXp Realty, LLC. You may view and share Site pages for personal, non-commercial use.

The Site is provided "as is" and "as available," without warranties of any kind. These Terms are governed by the laws of the State of Arizona. Any dispute about the Site will be handled in the state or federal courts located in Arizona.
We may update these Terms. The "Last updated" date shows when they last changed. Continued use of the Site after an update means you accept the updated Terms.

This Privacy Policy explains how Lisa Hutto, REALTOR®, Legacy Real Estate Team Brokered by eXp Realty ("we," "us" or "our"), collects, uses and protects information through lhutto.com and its forms and booking tools (the "Site").
Information you give us: your name, email address, phone number, property address, what you are looking for, messages you send, and details you enter when booking an appointment or signing up for our email.
Information collected automatically: our host, Netlify, keeps standard server logs that include IP address, browser and device type, the page requested and the referring site. Web fonts are loaded from Google Fonts, which receives your IP address as part of that request.
Consent records: when you agree to calls or texts, we keep a record of the wording you saw, the date and time, and the contact details you provided.
We do not sell your personal information. We share it only as follows:
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent records will not be shared with any third parties, except service providers as needed to deliver text messages or as required by law.
You can opt out in any reasonable way and we will honor it promptly, no later than 10 business days. Opting out of texts also stops automated calls from us. You may receive one final message confirming your opt-out. We keep a record of opt-outs so you are not contacted again.
You can ask what information we hold about you, ask us to correct it, or ask us to delete it by emailing realtor@lhutto.com. Some information may need to be kept to meet legal, licensing, brokerage or consent recordkeeping requirements, such as transaction files and records of consent and opt-outs. We will not discriminate against you for making a request.
The Site runs no advertising or analytics trackers, and sets no cookies of its own. We do not use the Meta pixel, Google Analytics or similar tools on this Site. The third-party services described above may set their own cookies when you use them. You can block or delete cookies in your browser settings. The Site does not currently respond to browser "Do Not Track" signals.
We keep information as long as needed to serve you and to meet legal and brokerage requirements. Records of consent to calls and texts, and records of opt-outs, are kept for at least five years.
We use reasonable safeguards, including access controls on our accounts and the security measures of our service providers. No website or email system is completely secure, so please do not send sensitive information such as Social Security or bank account numbers through Site forms.
The Site is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has sent us information, email realtor@lhutto.com and we will delete it.
The Site links to other websites and tools, including Google booking pages and the Legacy Real Estate Team property search. Their privacy practices are governed by their own policies.
We may update this Privacy Policy. The "Last updated" date shows when it last changed.
